Winter is hard on brick and mortar

Look for visible warning signs
Crumbling mortar, white staining, water marks near the fireplace, rust on dampers, cracked crowns, and loose flashing should be inspected promptly. These problems usually get worse after heavy rain.
Early repair protects the structure
Repointing, crown sealing, waterproofing, cap replacement, or flashing repair can often prevent larger masonry rebuilds when handled early.
